Mold Risk Calendar
Unlike most of the U.S., Aventura has no safe mold season. Humidity stays above 60% year-round. Here is what risk looks like in each season — and what to do about it.
Dry season — HVAC runs constantly creating condensate. Mold from unresolved summer damage often discovered when snowbirds return.
Action: Schedule HVAC condensate drain inspection before March.
Wet season begins May 15. Humidity jumps rapidly. HVAC struggles to dehumidify adequately. Post-storm mold follows every significant rain event.
Action: Any water intrusion from May onward must be dried within 24–48 hours.
Peak mold season. Hurricane threats, power outages, and 80–90% ambient humidity create ideal mold conditions. Power-out periods allow mold bloom in 48–72 hours without AC.
Action: Have emergency contacts ready. Every post-storm day without AC increases mold risk exponentially.
Hurricane season ends Nov 30. Mold from summer storm damage frequently surfaces now as temperatures moderate and residents return from summer travel. Don't assume summer leaks dried safely.
Action: Have a mold inspection done if any water event occurred during summer.

The CDC and EPA confirm: mold can begin growing within 24 to 48 hours of moisture exposure. In Aventura, where ambient humidity exceeds 60% year-round and summer humidity regularly surpasses 80%, the standard mold prevention window is compressed even further. Do not wait to address any water event — call Palm Build immediately.
Aventura-Specific
These situations happen in Aventura every week. They require a restoration team that understands condo construction, HOA dynamics, and South Florida's year-round humidity — not just standard mold protocol.
Aventura air conditioners run 10–11 months per year. Every hour they run, they condense moisture inside the air handler. When the condensate drain clogs — often without any visible warning — the drip pan overflows, soaking the AC closet and adjacent walls. The system then distributes mold spores to every room through the ductwork. By the time you smell it, mold has already colonized the insulation, the drain pan, and the supply plenum.
Palm Build Protocol: Full HVAC inspection and duct assessment required. Remediation without addressing HVAC source will result in return growth.
Aventura's summer downpours can overwhelm flat balcony drains in minutes. Water enters through sliding glass door thresholds, under balcony door weather stripping, and through cracks in the balcony waterproofing membrane. Once inside the wall cavity behind the exterior wall, moisture stays trapped indefinitely in CBS concrete construction — invisible and slowly feeding mold for months before any surface evidence appears.
Palm Build Protocol: Thermal imaging required to locate hidden moisture. Wall cavity opening and investigation often necessary to confirm scope.
In Aventura's high-density towers, a plumbing failure in unit 15C can create mold in unit 14C, 14B, and the 15th floor hallway. Moisture migrates through concrete floor assemblies and shared wall assemblies faster than most condo owners expect. If your neighbor had a 'small' leak, the mold in your unit may be traceable to that event — and the insurance question of who pays becomes complex.
Palm Build Protocol: Multi-unit coordination with HOA and building manager required. Independent moisture testing of adjacent units often warranted.
When Aventura loses power after a tropical system, indoor humidity climbs from 60% to 90%+ within 4–6 hours without AC. At 90% humidity, mold colonizes every organic surface — drywall, carpet backing, furniture upholstery, wood framing. After Hurricane Irma (2017) and subsequent storm events, Aventura buildings saw widespread mold bloom within 48–72 hours of extended outages. Generators don't always prevent this if AC circuits are prioritized below other loads.
Palm Build Protocol: Rapid assessment critical within 48 hours post-outage. Document conditions immediately before any cleanup for insurance purposes.
HVAC & Mold in Aventura
In most of the U.S., HVAC systems run seasonally and get a natural dry-out period. In Aventura, AC runs 10–11 months per year with zero interruption. This creates five distinct failure mechanisms — any one of which can produce significant mold.
The most common source. As the AC removes humidity from the air, it produces condensate water that drains through a PVC line. Algae, biofilm, and debris clog this line over 1–2 seasons. When it clogs, the drip pan overflows — sometimes a slow drip behind the drywall, sometimes a sudden flood. In Aventura condos running AC year-round, this happens to every system eventually.
Metal drip pans corrode in Aventura's salt-air environment faster than inland markets. Fiberglass pans develop hairline cracks. Either way, water escapes beneath the air handler rather than through the drain — often going undetected until mold is visible on the AC closet wall or floor.
The evaporator coil is permanently cold and wet when the AC runs. Mold colonizes the coil surfaces, the insulation lining the air handler cabinet, and the supply plenum. The system then blows mold spores to every room through the supply ducts — affecting the entire unit from a single source.
Flexible ducts running through walls and ceilings accumulate condensation where insulation is compromised. Metal ducts develop surface mold when supply air temperatures drop below the dew point. In Aventura buildings with shared duct systems, contamination in one section can affect multiple units.
An oversized AC cools the air temperature quickly but doesn't run long enough to adequately dehumidify. The result: cool air at 65–70% relative humidity — right in the mold growth zone. Many Aventura condos have been upgraded to larger systems without adjusting the dehumidification calculation. Short-cycling units create persistent mold conditions even when the space feels comfortable.
HVAC-sourced mold cannot be successfully remediated without first addressing the moisture source. Our protocol: (1) Full HVAC and condensate system inspection before any remediation begins. (2) Ductwork assessment for mold extent. (3) Air handler and evaporator coil cleaning or replacement recommendation. (4) Post-remediation HVAC clearance testing to confirm spore levels are within acceptable range before closure.

Our Process
Six steps. IICRC S520-compliant throughout. Licensed assessment and clearance testing on both ends — as required by Florida law.
A DBPR-licensed mold assessor (separate from our remediation team — required by Florida law) conducts a thorough inspection including visual assessment, moisture mapping, air sampling where warranted, and written assessment report. The assessment defines the scope of remediation, the containment level required, and the clearance criteria.
Florida law prohibits the same contractor from assessing AND remediating the same property within 12 months.
Based on the assessment scope, we establish appropriate containment. For Aventura condos, this typically means critical barriers at doorways, negative air pressure to prevent spore migration to adjacent areas, and protection of elevator and hallway surfaces when equipment must traverse common areas. Containment level is determined by IICRC S520 protocols.
Negative air pressure prevents cross-contamination between your unit and adjacent units — critical in high-density buildings.
Mold-contaminated porous materials — drywall, insulation, carpet backing, wood — are removed per the assessment scope. In Aventura's CBS concrete construction, the concrete itself does not support mold growth, but the finishes applied over it do. We remove only what is contaminated, document what was removed, and bag/contain all debris for proper disposal.
Proper containment during demolition prevents dispersal of spores to unaffected areas.
HEPA air scrubbers run continuously throughout remediation and for a defined period after physical removal. In Aventura's humid environment, HEPA filtration is particularly critical — high ambient spore counts mean any disturbance disperses significant quantities. Our equipment meets IICRC S520 air changes per hour requirements for the space volume.
Air scrubbers capture particles as small as 0.3 microns — effective against all mold species found in South Florida condos.
After physical removal, we apply EPA-registered antimicrobial agents to all affected surfaces and adjacent areas. In Aventura's CBS construction, this includes concrete block walls where mold may have penetrated surface treatments. Surfaces are allowed to dry completely before any reconstruction begins.
EPA-registered products only — no bleach-based treatments, which do not address mold in porous substrates.
A DBPR-licensed assessor (not Palm Build — required by Florida law) returns to conduct post-remediation air sampling and visual inspection. If clearance criteria are met, the assessor issues a clearance report. This document is what your insurer needs for final claim payment and what your HOA needs before the unit can be reconstructed.
Clearance testing by an independent licensed assessor is the gold standard — and the legally required process in Florida.

Florida DBPR Licensing
Florida is one of the most regulated states for mold services. These rules are designed to protect you — but only if you know them before hiring.
Florida's DBPR Chapter 468, Part XVI requires separate licenses for mold assessors and mold remediators. These are two distinct licenses requiring different training and examinations. Do not hire a contractor who holds only one license and claims they can legally perform both functions on your property.
Under Florida law, the company or individual who performs the mold assessment cannot be the same company or individual who remediates the same property within 12 months. This separation prevents conflicts of interest — ensuring the assessment scope is objective and not inflated or minimized to benefit the remediator. When Palm Build remediates, you hire a separate, independent licensed assessor for the initial assessment and post-remediation clearance.
Before hiring any mold contractor in Aventura, verify their DBPR license status at MyFloridaLicense.com. Search for the individual technician's name, not just the company name — Florida licenses are issued to individuals, not businesses. An expired or inactive license means the contractor cannot legally perform that service in Florida.
Florida Statute 627.70132 gives you 1 year from the date of loss to file a mold-related insurance claim, and 18 months for supplemental claims. If mold is discovered later as a consequence of a prior water event (common in Aventura condos — mold inside walls isn't visible for months), the clock starts from discovery. Document the discovery date and call your insurer immediately.
Palm Build's Commitment: We hold current DBPR mold remediator licenses and work exclusively with independent, licensed mold assessors for assessment and clearance testing — maintaining the separation required by Florida law. Our documentation meets IICRC S520 standards and satisfies every major insurance carrier operating in Miami-Dade County.
Cost Guide
Cost varies by mold extent, source type, and material quality. Aventura's luxury condo market consistently produces higher-than-average remediation costs.
Localized Surface Mold
Single room, closet, or bathroom — limited to surface materials
$2,500 – $8,000
HVAC System Mold
Air handler, evaporator coil, ductwork contamination
$5,000 – $18,000
Full-Unit or Severe Contamination
Multi-room, long-standing mold, structural involvement
$15,000 – $40,000+
Florida Mold Insurance Reality: Most Florida homeowners policies cap mold remediation coverage at $10,000 to $25,000 regardless of actual cost. For an Aventura condo with HVAC contamination and luxury finishes, this cap is frequently insufficient. Palm Build documents your loss thoroughly from day one to maximize your insurance recovery and support any supplement claims.
